GAF Underlayment & Deck Repair: The Austin Owner’s Guide
GAF underlayment and deck repair in Austin typically runs between $450 and $1,800 for most homes, depending on how much decking needs replacement and which GAF underlayment you choose. We stock GAF-compatible underlayment on our trucks and complete most deck repairs in a single visit once we can see what’s underneath the shingles. Most homeowners discover the problem the same way: water staining on a ceiling, or shingles that suddenly look uneven from the curb. What’s underneath matters more than what’s on top, and in this climate, the deck and underlayment take a beating long before the shingles show it.

Here’s the short version: if your GAF roof is leaking or sagging, the underlayment or deck is almost always where it started. And if you catch it before the deck rots through, the repair is fast and far less expensive than you’d expect.
Which GAF Models This Applies To
We work on every major GAF shingle line you’ll find across Austin, including Timberline HDZ, Timberline UHDZ, Royal Sovereign, and the GAF Glenwood line, as well as older GAF Timberline series that are still on thousands of roofs in neighborhoods like Hyde Park, Allandale, and Barton Hills. The underlayment under those shingles is usually one of three GAF products: FeltBuster (a synthetic high-traction base sheet), Deck-Armor (a breathable synthetic underlayment), or Shingle-Mate (a fiberglass-reinforced felt). Each installs differently and each matters for the specific deck condition underneath.
Here’s the compatibility gotcha most people don’t know: GAF’s premium warranty coverage, including their WindProven and System Plus Limited Warranties, requires the full GAF roofing system, including underlayment, to stay valid when installed new. If a patch job uses a generic felt underlayment under GAF shingles, the manufacturer warranty won’t cover that section. That’s a real thing we see on repair work around Austin every month. We’re an independent contractor, not a distributor, and we’re not affiliated with GAF, but we pull the OEM underlayment when the warranty matters and a quality aftermarket equivalent when the budget does. We’ll explain the difference in writing before you choose.

Signs Your GAF Underlayment & Deck Repair Is Failing
- Water stains on ceilings or attic beams after storms. In Austin, a fast thunderstorm can drop an inch in twenty minutes. If underlayment is torn or stripped, water finds the seam and works its way in before the deck even gets wet enough to stain.
- Shingles looking “soft” or wavy from the curb. This usually means the deck underneath is swelling. OSB decking expands when wet, and that expansion telegraphs through the shingles like a bad haircut.
- Granules from GAF shingles collecting in gutters faster than normal. A little granule loss is normal. A lot of it, especially on one slope, often means trapped moisture is breaking down the shingle from underneath, and the underlayment is usually the reason the moisture got trapped in the first place.
- Rotten-egg or musty smell in the attic after rain. That’s decking starting to rot. In Zilker, where the humidity hangs in the oak canopies, we’ve pulled deck boards that you could crumble with two fingers while the shingles above still looked brand new.
- Nails popping up through shingles. When decking swells and shrinks with Texas heat, it spits nails. A few popped nails is normal wear. A field of them means the deck has taken on water and is moving too much for the roof to hold.
If you can see any of these from the ground or from inside the attic with a flashlight, you’re looking at a repair that’s cheaper this week than it will be next year. Deck rot doesn’t pause for dry spells.

AfterReplacement Cost & What’s Included
For an Austin home, here’s the range we quote most often:
- Isolated deck patch, 1 to 2 sheets of OSB or plywood, with GAF-compatible underlayment and shingle reinstall: $450 to $900 installed, depending on roof pitch and accessibility.
- Underlayment replacement on one slope, with deck repairs as needed: $900 to $1,800 installed for a standard single-story slope on an Austin ranch or two-story from the eaves up.
- Full re-deck over an existing roof, GAF Deck-Armor or FeltBuster underlayment, and new GAF shingles: this crosses into full roof replacement territory, and we quote it as such, honestly, not as a “deck repair” with fine print.
The price moves for three reasons: how many deck sheets we actually pull, whether the roof is walkable or needs fall protection, and how much of the old underlayment has to come up to tie in properly. Every quote includes the deck, the underlayment, the fasteners, the shingle reinstall, and haul-away. And every repair comes with our written 365-Day Done Right Promise: if the work isn’t right inside a year, we return and make it right at no charge. You’ll have the written price before we start, and it won’t change unless we open the roof and find something genuinely hidden. If that happens, we stop, call you from the roof, and you approve the new number before we touch it. That’s not a policy, it’s how Grant Whitlock runs a crew.

DIY or Call Us?
What you can safely check yourself: from inside the attic, look for dark streaks on the underside of the decking, especially around vents, pipes, and valleys. From the ground, look for the wavy or soft shingle pattern. That’s it. That’s the homeowner’s job, and you can do it in ten minutes with a flashlight.
What you shouldn’t do is pull shingles or plywood on a roof. Steep pitch, Texas sun, and the surprise of finding a deck that’s far worse than it looked from below, that combination has sent a lot of well-intentioned people to urgent care. And the waterproofing details matter: underlayment has to be lapped, nailed, and sealed to the specific GAF fastening pattern, and deck seams have to land on rafters. If they don’t, the repair fails quietly, and the next storm teaches the lesson. Your roof shouldn’t be something you worry about, that’s what we’re here for. Call (361) 202-8874, and we’ll put a name and face at your door, not a clipboard.
FAQs
In Austin’s heat and storm cycle, standard GAF underlayment like Shingle-Mate lasts roughly 15 to 20 years, and OEM decking lasts 20 to 30 years if the roof was ventilated properly. What shortens that fast is trapped moisture and poor ventilation, which we find in roughly a third of the attics we enter. Call (361) 202-8874 and we’ll tell you what’s actually going on up there during the free estimate.
We regularly repair isolated sections of decking and underlayment without a full replacement. If the deck is solid except for one or two sheets, a patch is the right call and we’ll say so. If the rot has spread across multiple rafters or the underlayment has failed in sections, we’ll show you the numbers for both and let you decide based on the cost difference, not on pressure. Call (361) 202-8874 for a straight answer.
Most single-slope deck and underlayment repairs take our crew one day in Austin, including tear-off, deck replacement, underlayment install, shingle reinstall, and clean-up. Larger areas or full re-decks can take two to three days. We’ll give you the exact timeline in writing with the quote.
We stock FeltBuster, Deck-Armor, and Shingle-Mate on our trucks, along with the Owens Corning and CertainTeed equivalent underlayments, so when we open the roof and find the failure, we’re pulling the fix from the curb, not ordering it with a three-day lead. If your project needs something we don’t stock, we’ll tell you before we schedule, not after we start.
If you’ve got a GAF roof with trouble underneath it, call (361) 202-8874. The estimate is free, the person on the phone is real, and before anyone knocks on your door, you’ll know their name and what they look like. That’s how we work in Austin.
